It's a fungus. Usually the spores are around from over the winter. There's really nothing to do with the spots that are already there. Try to get the tree in a place where it will have better air circulation and clean up any debris from leaves. Depending on the extent of the issue, I'd remove the leaves that are affected. Move it away from healthy plants. Periodically, treat it over the winter to eliminate the spores that will remain. Generally, these things are cosmetic unless it gets out of hand and defoliates the tree.
